Q: This place seems fantastic. Can you tell me more?

A: In a nutshell, THE FALLS is the finest gated waterfront neighborhood in North Idaho—and quite possibly, the entire Western United States. There are 46 lots on 56 acres.

Q: Does every lot come with a boat slip? Do we pay extra for it? Can we use our boat right away? Or do we need to wait until we build a home?

A: Every lot comes with a boat slip, and yes, you can begin using it, and all of the other community amenities for that matter, as soon as you close on the purchase of a lot.

Q: Is there an HOA and what does the List of Services look like?

 

A: HOA dues are less than $200/mo. Dues cover maintenance of the parks, pavilions, trails, marina, waterfall & gondola. They also pay for snow removal in the winter.

Q: How strict are the design guidelines? Are there height restrictions?

 

A: A list of the CCRs & Design Requirements can be provided

upon request. Yes, there are height restrictions based on

proximity to the ‘rim.’

Q: In this market, why haven’t the prices at The Falls decreased like we’ve seen in other neighborhoods?

 

A: There are only 46 lots at THE FALLS, & when they’re gone,

they’re gone. Only 46 lucky families will get to call this place

“home” and experience what can never be recreated.

Q: The Falls seems like it’s quite a ways out there. What utilities are available?

 

A: While The Falls feels like it’s in a remote location, it’s literally

only a couple minutes from town and is connected to city

water and city sewer. High speed internet is available too!
